Please remember that whether you book our Suite for 1, 2, 3 or 4 guests,
you are always getting the use of the whole suite
(only the number of beds in use will be limited)!

• Minimum 2 night stay in Low Season, minimum 3 night stay in High Season . Occasionally, we may be able to accomodate a 1 night stay. There is a Cad$35.00 extra charge for a 1 night stay.

• A 50% credit card deposit, or the cost of ONE NIGHT, whichever is higher, is required to confirm your reservation (a charge will be made on your credit card at that time).

• For the "turnkey" weekly rate, a 50% deposit of the whole weekly rate is also required.

• Tax - All rates and fees (including cancellation fees) subject to 6% Canadian Goods and Services Tax.
  
  
• For deposits, we only accept VISA, MASTERCARD, and AMERICAN EXPRESS. We are unable to accept any other credit card or cheques of any kind.

• Balance due upon arrival in CASH, VISA, MASTER CARD or AMERICAN EXPRESS. We cannot accept personal or business cheques. For your security and ours, against fraudulent use of your credit card, you must bring with you the same credit card you used for the initial deposit, along with photo identification.

• Due to Vancouver City licensing, we have a maximum occupancy of 2 persons per room, regardless of age. Therefore, we have a maximum of 4 guests for our suite. We cannot accept booking for more than 29 contiguous days.

• Cancellation policy - We do not overbook like many large hotels do! Due to our intimate size, cancellations affect us greatly! Please read carefully!

- more than 30 days written notice* prior arrival date: your deposit is REFUNDED, minus a processing fee of Cad$35.00 + tax (see special policy for the "turnkey" weekly or monthly rates).

- 30 days or less notice prior arrival: deposit is NOT REFUNDED at all.

- 7 days or less notice prior arrival or no-show: All cancellations within 7 days of your anticipated arrival WILL BE CHARGED THE FULL AMOUNT OF YOUR STAY unless we are able to re-rent the room.

(*) Written notice by e-mail with delivery/read request, Fax or Mail [allow at least 2 weeks for mail to arrive from outside of Canada] - we will acknowledge reception.

EARLY CHECK-OUT: NO REFUNDS IF BOOKED STAY IS FOR 3 NIGHTS OR LESS! Beyond 3 nights early check-outs are subject to the greater of one extra night's charge or 50% of the remainder of the confirmed reservation. The nights you have reserved are guaranteed exculsively for you and we do not overbook like large hotels can do. However, should we be able to rebook all those nights, we will be pleased to credit you back.

DELAYED ARRIVAL: NO REFUNDS IF BOOKED STAY IS FOR 3 NIGHTS OR LESS! For a booked stay over 3 nights, missed nights due to delayed arrival are charged at 50% of the quoted nightly price. The nights you have reserved are guaranteed exculsively for you and we do not overbook like large hotels can do. However, should we be able to rebook all those nights, we will be pleased to credit you back.

NO-SHOW OR SAME DAY CANCELLATION: ONE FULL NIGHT AT REGULAR RATE (NO DISCOUNT) WILL BE CHARGED TO THE CREDIT CARD.

THERE IS NO REFUND, NO MATTER WHAT, FOR THE PRE-PAID 'MONTHLY ' RATE if not cancellet at least 60 days prior to arrival (see below)!

We highly recommend that you contact your travel agent or credit card company regarding trip cancellation insurance to cover unforeseen changes to your plans. You can get Travel Insurance HERE.

If you are entitled to a refund: In ALL CASES refunds of Deposits can ONLY be refunded to the VERY SAME Credit Card used for the deposit. Due to the large amount of scam attempts, NO EXCEPTIONS!

Residents of the USA and Canada only: if you cannot find insurance which covers accommodations cancellation costs, we can put you in touch with an agent. This is a courtesy service, we do NOT get any commission from the insurance company.

Guests must arrange any change in number of guests, or length of stay prior to reserved date of arrival. We will try our best to accomodate such changes, but we cannot guarantee it.

Check-in time is between 3:00 and 6:00 PM (15:00 and 18:00). If you require an early or late arrival, we will try to accomodate you. However, it must be pre-arranged!

Check out time is 11:00 AM (11:00).

Our suite has been designed for adults and adolescents and is unfortunately not appropriate for children under 12 , visitors included. If you would like more details about this policy, please email us.

We are proud to offer you a smoke free environment! Smoking is only allowed outside the house, otherwise a cleaning fee of Cad$300 will be charged

Sorry, we cannot accept any pet, of any size, under any circumstance, otherwise a cleaning fee of Cad$300 will be charged

Candles are not allowed, due to insurance policy.

FREE parking is available in the street.

Unfortunately, our house is not wheelchair accessible.

Please do not forget to travel with your passport/proof of citizenship as refunds cannot be made due to being turned back at the border.

A reservation request does not constitute a reservation until we contact you to confirm a booking and your credit card deposit has been processed .

All reservations are subject to confirmation and deposit and are subject to strikes, failure of guests to vacate or causes beyond our control.
